Pricing

Everything here is priced. What you can actually buy today is the free check and the assessment review — the packet opens with the protest window in June, and the first Register seasons are arranged directly.

Address check

Free

Whether a property is assessed above the median of its peer group, and by roughly how much. No account needed.

Banded to five points, and no comparables. The exact figure and the evidence are what the documents are for.

Assessment review

$49 Douglas · $39 Sarpy

One property's assessment, its history, how it has moved, and the comparison behind the answer. Explicitly not a protest filing.

No deadline — this works all year, and it is the right thing to read before the June notices land.

Appeal packet

$99 Douglas · $69 Sarpynot on sale yet

The equalization analysis: subject, named comparables, the reduction sought, and sourced figures, in the form a County Board of Equalization expects.

Sold only inside the protest window, and only where at least three named comparables support the case.

The Overassessment Register

$1,500 Douglas · $600 Sarpynot on sale yet

Every parcel in a county assessed above its peers and strong enough to file, refreshed before the season.

Sold by the season, to firms. Names the assessment year on its face so you re-verify against the current notice.

Douglas and Sarpy are not equal

A Sarpy document cannot state a dollar saving, because the county publishes no tax-billed amount, and the build-quality check that removes weak Douglas cases cannot run there at all. The prices say so: a Sarpy review is 80% of the Douglas one, a packet 70%, and the Register 40% — that last gap is the widest because a list you cannot sort by what a case is worth is a great deal less useful than one you can.
