The Overassessment Register
A season’s worth of prospecting in one file, rather than a document at a time.
What is on it
- Every parcel clearing the filing-grade thresholds, by county.
- The address, how far above its peer group it sits, and how unusual that is given the group’s spread.
- For Douglas, the estimated annual tax at stake, so a list can be sorted by what a case is worth pursuing.
It names the assessment year, on purpose
A list is prospecting, not a filing. Every row states which assessment year it was computed from, because the notice a property owner receives in June is for a new year and you will want to re-verify against it. A list that hid its own vintage would be a list that eventually gets filed out of time.
Contacting owners is your call
Ownership is public record and the list can carry it. How and whether you approach an owner is governed by your own professional obligations, including the Nebraska rules on soliciting prospective clients. We do not contact property owners and we do not advise you on how to.
