What we provide
Analysis of public records. An appeal packet is an equalization analysis — a comparison of one property’s assessment against comparable property — and an assessment review describes one property’s assessment and how it has changed.
What we do not provide
- Not legal advice. We are not a law firm and no attorney-client relationship arises from using this site or buying a document.
- Not an appraisal. No licensed appraisal is performed and no opinion of market value is expressed.
- Not representation. We do not file protests and do not appear before any board.
Estimates are estimates
Where a document states an estimated annual tax saving, it is the share of assessed value removed applied to the tax actually billed. It is an estimate and not a determination. Whether an assessment changes is decided by the County Board of Equalization, and we make no representation about the outcome of any protest.
Deadlines are yours to meet
We will not sell an appeal packet outside the Nebraska protest window, and we state the assessment year on every document. Filing on time remains the filer’s responsibility. See deadlines.
Accuracy
Everything is derived from county records as published. Those records contain errors, and where a county publishes nothing we say so rather than filling the gap. Verify anything you intend to file.
