Equalize is built by Mark Miller in Omaha. It grew out of a parcel database assembled from Douglas and Sarpy County public records — about 294,000 parcels — originally for a different purpose entirely.
The assessment comparison turned out to be the part with a clear buyer and a clear deadline, so it is the part that became a product.
What we are not
Not a law firm, not an appraiser, and not an agent. We do not file protests, we do not represent anyone before a board, and we do not give legal advice. We produce evidence from public records; what to do with it is yours.
How we handle being wrong
The documents state their own limits on their face — where the method cannot run, where a case is weaker than it looks, where a county publishes nothing. That is deliberate. How it works describes the three places the method declines to answer at all.
